A black Cadillac Escalade parked on a Miami street

Rent the risk. Own what earns.

Devon covers about $4,000 a month for Ceejay, and Dante can't find steady work to pay his $600 rent. Get Devon's son Ceejay and grandson Dante earning from week one with $0 of new capital. Buy assets only behind proven gates, and fix the X7 Dwayne can no longer afford.

Phase 2 · Mobile detailing for Dante

Mobile detailing and driveways, on a ~$20,000 draw.

Dante has no vehicle, so RFEH buys a used van ($12,000–$18,000), the detailing rig (~$4,000–$5,000) and the driveway add-on ($1,000–$1,500), about $100/mo in interest. Miami full details run about $200–$300; two-car driveways about $120–$250.

Phase 3 · Escalade black car for Ceejay

The Escalade black car pays its way above ~$6,115 a month.

RFEH buys one black Escalade on a $60,000 SBLOC draw at 6% interest-only. Ceejay drives Uber Black at 35% of gross plus tips. RFEH pays Devon $1,550/mo: $300 interest plus a $1,250 set-aside toward the ~$30,000 resale won't cover.

The floor: Uber Black

The app supplies trips from day one: MIA, PortMiami cruise days, Brickell, the Beach.

  • Main risk: slow summer weeks

The upside: private clients

Hotel concierges, corporate accounts, airport regulars, Nublicity's client network, Art Basel in December, the Boat Show in February, F1 in May.

  • They take 6 to 12 months to build, so they're not underwritten in year one

What breaks it

  • Gross under ~$6,115/mo
  • Ceejay's split rising past 35%
  • Insurance far above plan
  • No backup driver
  • A 2023 Escalade ages out of Black after 2028

Should RFEH buy rideshare cars?

No. Let the rental company own the depreciation.

One RFEH-owned $20k car, per month.

Cash or SBLOC?

Cash means selling investments: taxes, and giving up the expected 7–8%. The SBLOC costs ~6%. Either way the car is the problem, not the money.

Phase 4 · The X7 exit

Dwayne needs a way out, and the gap grows every month.

A 2019 white BMW X7, ~76,000 miles, bought with Devon's signature for Dwayne, who can no longer afford the ~$850 note, insurance and gas.
